This comprehensive rehabilitation project modernized 206 residential units, including 193 standard units and 13 ADA-compliant units, along with upgrades to two community common areas. The property serves a diverse population, including low-income families, seniors, and formerly homeless individuals, and the improvements were designed to enhance long-term safety, comfort, and accessibility while preserving affordable housing.
Within the residential units, significant upgrades were completed, including installation of new bathroom fans, range hoods, electrical sub-panels, and fresh air ventilation systems. Retrofit windows were installed throughout to improve energy efficiency and thermal performance. The 13 ADA units received additional layout modifications to ensure proper clearances and full compliance with current accessibility standards.
The two common areas underwent extensive layout redesigns to improve functionality and resident use, along with comprehensive mechanical, electrical, and plumbing (MEP) system upgrades. Property-wide improvements included installation of new built-up roofing systems and gutters, repaving of concrete pathways to meet accessibility slope requirements, and site enhancements such as landscaping upgrades, new trash enclosures, and the addition of ADA-compliant parking stalls.
Through these improvements, the project significantly enhanced quality of life for residents, reinforcing the property’s commitment to providing stable, safe, and dignified affordable housing for vulnerable communities.
