Normandy Apartments

Normandy Apartments is a 108-unit affordable housing community in San Francisco’s Western Addition. Built in 1968, the property includes 78 studios and 30 one-bedroom units with on-site parking.

Scope Highlights:

  • Life-safety upgrades: Caged, exposed fire sprinklers in every unit; new egress signage

  • Electrical modernization: Replacement of outdated Federal Pacific panels and subpanels

  • Accessibility improvements: ADA upgrades in units, common areas, paths of travel, and parking

  • Interior: Unit renovations and upgrades to finishes & fixtures

  • Exterior & site repairs: Roof patching, window repairs, exterior paint touch-up, and parking lot maintenance

  • Infrastructure: Sewer lateral replacement and asbestos remediation linked to fire and electrical work

Rehabilitating an occupied mid-century building requires careful phasing and tenant protection. Fire and electrical upgrades in every unit must be sequenced to maintain safety and limit disruption, while ADA retrofits challenge existing layouts. Strategic planning will allow TNDC to preserve long-term affordability and ensure the property remains safe, compliant, and sustainable for residents.
